要不要给上大学的孩子买房?这是很多父母要考虑的问题,如果孩子在外租房超过每月1000元以上,不妨来算一算是租房划算还是买房划算。
假设给孩子买个25万的小公寓,支出如下,分贷款80%和不贷款:

买下房子后,每月还要还贷款和公寓管理费及地税。如贷款80%,每月要支出1392.32元。无贷款的话每月支出525元。水电费及上网费没算在里面。

此处红字部分相当于每月的花销,这里首付的利息是按0.8%算出的5年总和。

红字部分是相当于每月支出, 如果孩子租房超过红字部分,则还是买房划算。修房管理等,孩子管不明白也没时间管,那就让物业管理公司去操心吧。

梦姐买的是多伦多的房子,有收入有增值,我这篇文章里是假设房价不涨利息固定,但孩子在异地求学房租挺高的前提下算出该买房,可以避免过一段时间就搬家的麻烦,而且生活质量也比住学生公寓强得多。
