房屋范围界定文件(certificate of location)

卖房时卖方需要提供的文件:

1.      产权文件(ownership)
2.      房屋范围界定文件(certificate of location),如果没有必须找一个Land surveyor勘定。如果有老的文件后来又装了篱笆,也要重新做一个新的certificate of location.)
3.      如果是共管公寓(CONDO)公寓的管理文件(by-law and declaration of co-ownership, etc)

Among the most common reasons a new certificate of location is necessary :
* A physical change has been made to your property since you purchased it (you added or removed a shed, swimming pool, garage, fences; you made certain landscaping changes; you enlarged a deck or dwelling).
* The lot/cadastral number has changed since you bought your property (Quebec’s cadastral reform has been ongoing since 1994).
* The certificate of location is deemed “too old” by the buyer's bank (most banks insist that the certificate of location not be older than 10 years and some even request that it be under five years).


一般找LAND SURVEYOR做这个certificate of location 需要一到两周时间,如果需要卖房的同志最好提前准备好这个文件,省得最后在公证师那被弄得手忙脚乱。
